Estate planning in Caledon
Caledon estates are usually land, and land is the hardest asset an estate can hold, because it cannot be divided and it cannot be sold quickly.
What an estate in Caledon is usually made of
An acreage, a hobby farm or a house on a large lot is worth a great deal on paper and produces no cash at all. If the tax and the debts have to be paid before anything is distributed, and the only asset is the property, the family sells the property. That is the outcome the planning exists to avoid.

What probate would cost on a $2,500,000 estate here
Ontario charges estate administration tax at nothing on the first $50,000 and $15 on every $1,000, or part of $1,000, above it. Take $2,500,000, which in Caledon is often a property on acreage, which is most of the estate on its own.
$36,750 is payable before the estate is distributed, not out of it. When most of an estate is tied up in one asset, and here it usually is, that is money the family has to find before anything can be shared out. Making sure it is there is most of what the planning does.
- The estate$2,500,000
- Less the first $50,000, which is not taxed$2,450,000
- Divided into thousands, rounding a part up2,450
- At $15 each$36,750

Asked in Caledon
Most of what we own is the property. Is that a problem?
It is the classic problem, and it is entirely solvable in advance. An estate has to settle its tax and its debts before it distributes anything, so an estate that is all land and no cash forces a sale on the family's worst week. Insurance creates the cash so the property becomes a decision, not a liquidation.
Where do Caledon estates get probated?
In Brampton. Caledon is part of Peel Region, and Peel's Superior Court of Justice sits in Brampton, so a Caledon estate is filed alongside Mississauga and Brampton ones.
